Strong sales kept Florida at the top of 2025 master-planned community rankings, with multiple high-ranking developments despite a modest slowdown.

WASHINGTON — Florida continued to dominate the nation’s top-selling master-planned communities in 2025, even as overall new-home sales slowed slightly from a year earlier.

A report from the real estate consulting firm John Burns Research and Consulting found that the 50 top master-planned communities nationwide sold about 32,800 homes in 2025, down 4% from 2024 but still above pre-pandemic norms.

Florida communities accounted for several of the top spots, highlighting sustained demand for large-scale developments that combine housing, amenities and lifestyle offerings.

Key takeaways:

  • Florida leads the rankings: The Villages ranked No. 1 nationally with more than 3,600 home sales, while Lakewood Ranch in Sarasota placed No. 2 with nearly 3,000 home sales.
  • Sunbelt dominance continues: Florida and Texas remained the core markets for master-planned communities, with strong demand even as sales momentum slowed earlier in the year.
  • Sales remain historically strong: Despite the year-over-year dip, 2025 totals rank among the highest in the report’s 15-year history.
  • Affordability still a headwind: Higher mortgage rates, insurance costs and construction pressures shaped builder strategies and buyer decisions.
